An investigation of the technical condition of civil buildings of old building in Odessa has shown that the greatest damages from seismic loads getting the external and internal walls, partitions and pillars. The greatest damages occur in the walls as vertical and inclined cracks, indicating uneven precipitation of buildings from the action of horizontal and vertical components of seismic loads.
The Odessa region is characterized by loess soils, which belong to the III and IV categories by seismic properties. They have large nonlinear properties, which leads to changes in the forms and spectra of seismic waves in soil layers. In the case of intense seismic influences, the geological properties of soils can change, which may have an influences, for example, with the displacement of groundwater. Therefore, in seismic designing and reconstruction of buildings and structures in the Odessa region, it is necessary to conduct detailed research on the resonant properties of soils, regardless of the number of floors and complexity of the building in plan of. When reinforcing the buildings characterized by extremely uneven distribution of masses and stiffnesses both in plan and in height it is necessary to achieve a more even distribution of them, when choosing combinations and methods of amplification. In the structural design of the building it is recommended to introduce new walls-diaphragms or vertical beam-ties.
