IMPROVEMENT OF INVESTMENT ATTRACTIVE BUILDING BY OPTIMAL OPERATING STRATEGY IMPLEMENTATION

The state of the housing stock and the dynamics of investment in this branch are analyzed. Despite some growth in investment in construction, their level remains rather low and unacceptable for the country. One of the steps to raise the interest of both foreign and domestic investors is the development of a scientifically sound methodology for determining the resource of buildings and the cost of technical exploitation. The lack of timely carrying out of restoration measures and overhaul of the housing stock leads to deterioration of not only technical but also its consumer characteristics. Proposed approaches to the optimal organization of technical maintenance of buildings give an opportunity to optimize the costs of maintaining them. The authors propose a technique that is based on a posteriori information and by calculation allows to balance the number of interventions into the operational process (inspection, current and major repairs), while minimizing costs.
