The article considers the condition of apartment buildings built in the second half of the twentieth century and the research of measures to ensure their energy efficiency and heat saving (increasing the thermal resistance of building envelopes, installation of individual heating point in the house, replacement of heating network communications, their insulation, calculation of heating devices, etc.) The criteria for inspection of building envelopes (walls, windows, doors, basement), distribution collectors of energy carriers (water, heat supply, etc.), roofs of buildings, etc. are established. The measures to improve the energy efficiency of residential buildings and individual households within the buildings and their heat supply are considered. The classification of measures to improve the energy efficiency of residential buildings is proposed and their analysis is carried out. It is emphasized that the quality of work on improving the energy efficiency of residential buildings and their heat saving largely depends on the choice of the way of modernization and reconstruction. It is substantiated that the final decision on the choice of measures should be based on the results of relevant research and reputation audit of the contractors.
