Any investment and construction project is successful, provided their economic feasibility at each stage of its life cycle. The operation period is the longest and important stage when it becomes apparent the investment viability of the project. Modern technologies of modeling open new possibilities in the evaluation of the effectiveness of the operational management of the facility. The article considers possibilities of application of BIM technology in real estate management. It reveals the main problems associated with the introduction of building information modeling during the operational phase and provides the characteristic of the processes of the operational management of object-based information model.
